York Region’s year-end population and household estimates are in, showing a 1.3% population growth rate for the region through 2024. With the addition of 16,807 new residents, York Region had an estimated population of 1,279,529 as of Dec. 31.
A total of 6,280 new housing units were built throughout the year. Of that total, 1,650 (26%) were single detached homes, 112 (2%) were semi-detached homes, 1,800 (29%) were town or row houses, and 2,718 (43%) were apartments and condominiums.
Whitchurch-Stouffville’s population grew by roughly 2.5%, welcoming an estimated 1,419 new residents. That rate of growth was outpaced only by East Gwillimbury, which grew by 2.9%.
Stouffville’s current population of 57,277 people is primarily housed within 13,256 single detached homes. There are 405 duplexes, 810 semi-detached homes, and 2,381 townhomes, while the number of apartments and condos has grown to 1,927.
Ontario’s housing supply database shows that at least 1,624 homes have been built throughout the municipality since 2022. Stouffville has a 10-year housing target of 6,500 new units, and 1,141 starts in 2023 saw the town awarded $2.6 million in support from Ontario’s Building Faster Fund—exceeding its annual target by 239%.
The pace of local development has slowed, however. As of October 2024, the Town had met just 7.75% of its annual target. That percentage represents 42 completed homes of a hoped-for 542 new dwellings.
That lack of progress does not appear to be related to delays in municipal processing of development applications. As of September 2024, Stouffville had a reported 2,418 approved dwellings in its development pipeline awaiting applications for building permits.
