As Stouffville experiences significant growth, the town faces a growing gap between development and affordability. Despite plans to add thousands of new homes, the lack of affordable ownership and rental options remains a pressing issue.

Stouffville’s 2024 Housing Indicators Annual Monitoring Report highlights population growth, housing development trends, and progress toward provincial and federal targets and objectives.

“Stouffville cannot survive on residential taxes alone,” former Councillor Wilf Morley warned in a deputation last week, criticizing the Town’s focus on housing over commercial and industrial development. He urged leaders to take meaningful action to ensure balanced growth and complete communities.

Council approved the 59-unit condominium development at 6031 and 6037 Main Street, reducing the height and unit count from the original proposal. The project includes a revised design to better fit the neighbourhood and increased parking ratios, but no commercial space.

Hyson has returned to Stouffville’s Main Street with a proposal for a 15-story mixed-use building on the Betz Pools site. This follows the Ontario Land Tribunal’s approval of its contentious development at 5964 Main Street.

The future residential development at 12762 Tenth Line will be encircled by Newstone’s plans for 1,162 new homes on surrounding lands. A public meeting will be held on March 5 to introduce Ambria’s project.

York Region will assume ownership and operations of a water pumping station and revenue metering facility needed to facilitate development of the unserviced lands.

York Region saw continued growth in 2024, adding more than 16,800 residents and 6,280 new homes. Stouffville’s population increased by 2.5%, making it one of the fastest-growing municipalities in the region.

With $2 million in federal support already in hand, Stouffville is moving forward with housing initiatives—but the future of the Housing Accelerator Fund hinges on this year’s election.

MPP Paul Calandra, Ontario’s Minister of Municipal Affairs and Housing, announced his intention to approve the request during a recent community event.

The plan proposes a mixed-use, high-density development with apartment building heights of 6-12 storeys and townhouse heights of 3.5 storeys.
