• Town Staff have released an addendum and map consolidating development activity throughout all of Stouffville. It shows a total of 10,929 residential units already in the Town’s development pipeline.
  • The added report provides further support for Staff’s recommendation that Stouffville submit a pledge to build the provincial target of 6,500 new homes by 2031.
  • “This number, 6,500 dwelling units, may be deemed intimidating at first glance…The [report], however, tells a different story with considerable development occurring sooner based on actual applications,” Dwayne Tapp, Stouffville’s Director of Development Services, said in the addendum.
  • Of these nearly 11,000 future dwellings:
    • 6,789 units are within active applications currently under review
    • 888 units have been approved but do not have building permits
    • 1,512 units have an approved Official Plan Amendment
    • 1,048 units have an approved Official Plan Amendment and Zoning By-Law Amendment
    • 500 units are approved and under construction
  • With this level of development in process, even with much of it in earlier stages, Mayor Lovatt believes Stouffville is already on its way to meeting the provincial target.
  • “It’s not out the realm of possibility to easily hit 6,500 units by 2031,” Lovatt told us, saying he will support Stouffville making the pledge.
  • “Regardless of ones partisan leanings, supporting the housing pledge is a no brainer when we clearly have almost 60% more units under application than the pledge requests,” he added in a recent statement.
  • However, concerns remain over the municipality’s ability to fund the servicing and community amenities needed to support such rapid growth without imposing effective service cuts on existing residents.
  • Council will debate and decide on staff’s pledge recommendation at their meeting tomorrow evening.
